[ FEATURES ]
From a rent request to a contractor invoice to the month-end reconcile, this is what agentPay does. Every figure is read live from agentOS, and every action is sent to agentOS once and recorded.
[ 01 / PAYMENTS & COLLECTIONS ]
Ask anyone to pay into the right client bank account, follow every request to paid, and chase arrears without leaving the tenant list.
Payment requests with pay links One-off rent, deposit or other amounts, or a weekly or monthly standing order, for a tenant, landlord or contractor. agentOS creates the pay link; open it, copy it, or send it by email or SMS through agentOS.
Every request, by status Requested, partially paid, fully paid, standing order set up or cancelled, with dates, amounts and CSV export. Cancel a request in one step.
Checked before it's sent A rent request is checked against the tenancy first, and a standing order's first payment must be at least three days away.
Arrears and rent chasing See who owes, for how long and when they were last chased. Chase one tenant by email or SMS, or tick up to 200 and send your bulk rent chase in one go.
[ 02 / RECONCILIATION ]
Your client bank accounts as agentOS holds them, the open-banking feed behind them, and the report that proves they balance.
Client account Unreconciled lines, reconciled lines and payment groups for each client bank account, with older unmatched lines highlighted and a CSV of any date range.
Open banking Link a client bank account so agentOS reads its statement lines, then renew consent, refresh or unlink from the same page. agentOS connects your bank as agent of TrueLayer, and consent is given on your bank's own pages.
Reconcile System To Bank Pick a close-of-business date and agentPay runs agentOS's report: every section, the grand total, and a check that the totals add up to the penny.
[ 03 / PAYOUTS ]
agentOS makes the payments in its payment run. agentPay shows you who it will pay, lets you hold anyone who shouldn't be paid yet, and records who decided.
Who's owed Landlords, contractors and former tenants agentOS holds money for: the amount, masked bank details, a preview of the next statement, and whether each one is due to be paid or on hold.
Payment holds Hold a payee with a reason, hold a whole tab at once, and release them when you're ready. Held payees are left out of agentOS's payment run by default.
Contractor invoices Submit an invoice with its PDFs, then authorise or reject it. The confirmation names the amount, the contractor and the property, and the new balances are read back straight after.
[ 04 / FEES, CHARGES & NRL ]
Set fees, raise charges and keep landlord tax status right, with the rules checked before anything is posted.
Set a landlord's management fee from a chosen date, see the fee forecast month by month with a per-landlord drill-down, and spot landlords on 0%.
Charge or refund anyone, entered before VAT, with VAT added for VAT-registered branches. A late-rent fee on an England tenancy is checked against the Tenant Fees Act cap first.
[ 05 / RECORDS & REPORTS ]
Lists with summary strips Tenants, landlords, contractors and properties, each with a strip of figures that opens its own tab, a stated rule for who's included, and CSV export.
Record pages A header with the agentOS photo, balance and last payment out, then the account with a 12-month running balance, requests, invoices and remittances, and history including agentOS notes.
New tenancy and new contractor Step-by-step wizards that create the records in agentOS. A new contractor's bank details are checked with Confirmation of Payee.
